Notice is hereby given in accordance with Section 23A, 23B and 23C, Chapter 39 of the General Laws of Massachusetts and the Massachusetts Zoning Act, Chapter 40A that a Regular meeting of the Chelsea Zoning Board of Appeals will be held:

2005 – 08 155 Sixth Street / Superior Realty Management Corp Deferred to 8/9/05

For an Appeal of the Zoning Enforcement Officer’s determination that consumer self storage requires issuance of a Special Permit and is not among the legally established non-conforming uses permitted for the building, and, in the case the appeal is not granted, then alternative consideration seeking a Special Permit for consumer self storage.

For a Variance for an Application for a New Building Permit seeking approval for the construction of a two (2) family duplex dwelling within a 4,000 square foot lot.

For a Variance for an Occupancy Permit seeking approval for the use of premises to conduct religious services by tenant Centro Familia Adoration.

For a Special Permit for an Alteration Permit seeking approval to add one wireless communication facility to the existing wireless communications facility including antennas, cabinets and cables upon the rooftop.

For a Variance for an Application seeking approval for the subdivision of a combined lot into two lots, lot 36 and Lot 37, and for a Building Permit to construct a two (2) family dwelling within a 6,060 square foot lot, identified as Lot 36, with an existing dwelling to remain on lot 37.

For a Variance for an Alteration Permit seeking approval to construct two (2) roof sheds each enclosing a stairway to a proposed roof deck, serving all eight (8) dwelling units within the referenced four (4) story masonry structure. Deferred to 8/9/05

For a Special Permit and a Variance for an Occupancy Permit seeking approval for the conversion of an existing residential structure from five (5) to six (6) apartment units

which includes the addition of a fourth story and a roof deck to the current three (3) story structure.

2005 – 27 21 – 27 Gerrish Avenue / Chelsea Neighborhood Housing Services, Inc.

For a Special Permit for a Building Permit to demolish an existing concrete block structure and to construct two (2) separate residential structures containing a total of eighteen (18) apartment units, and thirteen (13) off street parking spaces and a Variance from the various dimensional regulations set forth in the Zoning Ordinance.

For an Appeal of the Building Inspector’s determination seeking approval for the conversion of an existing dwelling structure from two (2) to three (3) units.

For a Special Permit seeking approval for an Occupancy Permit to use and occupy the premises for Airport Related Employee Parking, Park and Ride, Airport related storage, repair of automobiles, trucks, equipment and as a Park and Fly Facility.

For a Special Permit to allow for an Occupancy Permit seeking approval for the conversion of the two family residence into a three family dwelling by installing a kitchen unit within the third floor of the existing three story wood frame structure.

For an Appeal against the decision of the Building Inspector / Zoning Enforcement Officer that the Application submitted to Inspectional Services Department on March 27, 2005, for use of the referenced premises as described on the application as “Inside display and sale of merchandise by distributor of hides, Boson Hides and Furs, Ltd and off street parking empty trailers, is a repetitive application permit.
